Fascias and soffits protect and finish the eaves, but new surface material should not be used to hide rotten support or blocked ventilation.

Fascia boards run along the roof edge and commonly support the gutter brackets. Soffits close the underside of the eaves and may form part of the roof's ventilation arrangement.
Peeling paint, soft timber, loose sections or repeated gutter movement can indicate that repair or replacement needs considering.
What should be inspected
- the condition of the visible fascia and soffit;
- gutter brackets and fixing points;
- rafter ends or support where accessible;
- roof underlay and eaves detail;
- ventilation openings;
- signs of water running behind the gutter;
- nests, pests or suspected asbestos-containing boards;
- adjoining bargeboards and roof edges.
Local repair or wider replacement?
A local timber repair may be appropriate where decay is isolated and a sound joint can be made. Wider replacement may offer better value where boards are soft along much of the run, fixings repeatedly fail or several layers have been covered over.
The chosen material should suit the property and the gutter system.
Over-cladding existing boards
Capping sound timber can be part of some systems, but covering decay traps the defect and leaves weak support behind the new finish. The condition must be checked rather than assumed.
Ventilation
Existing eaves ventilation should not be blocked by replacement boards or insulation. If condensation is present in the roof space, the whole ventilation and insulation arrangement may need assessment.
Gutters and eaves
Guttering is normally removed or disturbed during wider fascia work. Falls, outlets and bracket spacing should be restored correctly when it is refitted.
Suspected asbestos
Some older soffit or cement boards may contain asbestos. Do not drill, break or remove a suspect board until it has been properly identified and the work method is established by competent people.
Questions about fascia and soffit replacement
Can only the damaged corner be repaired?
Sometimes, if surrounding timber is sound and the joint can be detailed properly. The cause of the water damage should also be addressed.
Does uPVC need no maintenance?
It avoids repainting, but joints, fixings, gutters and seals still need inspection and cleaning.
Will replacement improve roof ventilation?
Ventilation can be incorporated where the roof design requires it, but it should not be guessed at without considering the roof build-up.
Can the gutter stay in place?
It may need removal for access and correct fascia replacement. Reinstatement should restore falls and secure fixings.
