A maintenance problem rarely stays neatly inside one trade. A damp mark may begin at a slipped tile, failed flashing, an overflowing gutter or cracked masonry. A loose patio can be made worse by poor falls or an overflowing drain. Decorating over the visible damage may make a room look better for a few weeks, but it does not remove the cause.

G&M Property Maintenance takes a joined-up view. We look at the affected area, the condition around it and the order in which the work needs to be done. That can mean a straightforward repair, a planned set of improvements or an honest recommendation that a specialist is needed.

Help for the property you are responsible for

Your home

When something fails at home, you need a clear answer rather than a tour of half a dozen trades. We undertake practical repairs and improvement work across the inside and outside of residential properties, with care around furniture, flooring, gardens and the people living there.

A rental property

Landlords and letting agents often need a different kind of support: clear authorisation, sensible access arrangements, photographs and information from tenants, and several small jobs grouped into one visit where practical. We can help with occupied-property repairs, work between tenancies and planned upkeep.

Commercial premises

Repairs in an office, shop, small industrial unit or shared building need to be planned around access, customers, staff and the way the premises operate. We discuss the affected area, likely disruption and whether the work is best handled reactively or as part of a planned programme.

Discuss commercial maintenance

One place to start, even when the cause is not obvious

You do not need to diagnose the fault before contacting us. Tell us what you can see, where it is and when you first noticed it. Photographs, a short video and a postcode are often useful. We will let you know whether the information is enough to discuss a quotation or whether the property needs to be inspected first.

Common starting points include:

  • roof leaks, damaged tiles and ageing flat-roof coverings;
  • dripping taps, running toilets and damaged accessible pipework;
  • overflowing gutters, leaking joints and tired roofline components;
  • cracked bricks, loose mortar and local render damage;
  • worn decorating, damaged plaster and end-of-tenancy repairs;
  • broken fencing, weathered decking and outside timber repairs;
  • uneven paths, loose patio areas and surface-water problems;
  • lists of general repairs that are better handled together.

Reactive repairs and planned maintenance

Some work begins with an active problem. If water is entering the property or a section of the building has become unsafe, the first priority is to reduce avoidable damage without putting anybody at risk. A temporary measure may sometimes be sensible until safe access, suitable weather or the correct materials are available. Temporary control is not the same as a permanent repair, and we will say so clearly.

Report a reactive repair

Other work is better planned. Gutters can be cleared before repeated overflow marks the brickwork. Small mortar failures can be dealt with before more faces loosen. Exterior coatings and timber finishes can be renewed before the underlying material is exposed for too long. A practical maintenance list helps you spend money in the right order.

Ask about planned maintenance

Work that respects the whole property

Good results depend on more than the final visible finish. Preparation, access, weather, existing materials and the condition beneath the surface all matter. We set out what is included, protect the surrounding area where required and explain if opening up the work reveals something that could not reasonably have been seen beforehand.

The aim is not to replace everything automatically. Where a sound local repair is likely to be worthwhile, that should be considered. Where repeated patching would only delay an obvious renewal, we will explain why.

Questions people ask before getting in touch

Can I send photographs first?

Yes. Clear photographs help us understand the affected area and decide whether an inspection is likely to be needed. Include a wider view as well as close-ups, because the surrounding roof, wall, pipework, paving or drainage often explains more than the damaged spot alone.

Do you undertake every trade?

No business should pretend to do everything. Electrical work is not offered through this website, and work on gas appliances, gas fittings or gas pipework must be handled by an appropriately qualified Gas Safe registered engineer. We will explain other specialist boundaries when they apply.

Can several jobs be discussed together?

Yes. A grouped list can be more efficient and can help sequence related work properly. Send the full list, mark anything active or urgent, and tell us whether the property is occupied.

Do you guarantee urgent attendance?

No. Urgent work is reviewed and prioritised subject to availability, safe access, weather, daylight and the nature of the defect. If there is immediate danger, a serious uncontrolled leak, a gas concern or an electrical emergency, use the appropriate emergency or specialist service.

Tell us what is happening at the property

You do not need a polished specification. Send the address area, property type, affected part of the building, what you have noticed and any useful photographs. We will review the details and explain the next sensible step.
