Find the right starting point for your property

Browse G&M Property Maintenance services for general repairs, plumbing, roofing, roofline, masonry, decorating, fencing, landscaping, drainage and refurbishment.

Property-maintenance services

Choose the area that best matches what you can see. If the cause is unclear, send us the details and we will help identify the most sensible starting point.

Request a quote · Ask about the work

You should not have to name the correct trade before you can ask for help. A water mark may involve roofing, gutters, masonry, plumbing or condensation. A patio that has started to move may involve the bedding, edges, ground beneath it or the way surface water crosses the area. Describe the symptom first; the service pages below will help you understand the likely route.

General property repairs

For mixed lists, small defects, making good and the awkward jobs that fall between larger trades. This is often the right starting point when several unrelated repairs need to be grouped into a sensible visit.

General property repairs

Plumbing repairs and maintenance

Help with leaking taps, running toilets, accessible damaged pipework and other practical plumbing repairs. Gas appliances, gas fittings and gas pipework are outside this service and must be handled by an appropriately qualified Gas Safe registered engineer.

Roofing

Inspection, repair and renewal work for pitched and flat roofs, including damaged tiles, local leaks, felt, EPDM rubber roofing, GRP fibreglass systems and dry ridge or verge components. Safe access and suitable weather are part of deciding the method and timing.

Roofing services

Guttering, fascias and soffits

Repairs and replacement to the roofline components that collect rainwater, protect edges and help finish the eaves. Overflowing or leaking gutters should be considered alongside the roof, downpipes, outlets and the condition of the wall below.

Guttering, fascias and soffits

Brickwork, repointing and render repairs

Local masonry repairs, replacement of damaged bricks, renewal of failed mortar joints and suitable patch repairs to render. Older and traditional walls may need compatible materials rather than a hard modern mix chosen by habit.

Painting and decorating

Interior and exterior decorating with the preparation needed for a sound finish. Peeling paint, staining or repeated coating failure can point to moisture or a surface problem that should be dealt with before another coat is applied.

Painting and decorating

Fencing, decking and external timberwork

Repairs, replacement fencing, gates, decking and practical outside timber maintenance. Posts, fixings, ground contact and drainage around timber all affect whether a repair is worth doing.

Fencing, decking and external timberwork

Landscaping, patios and paths

Practical garden improvements, low-maintenance layouts, turf, borders and repairs to patios or paths. Levels, edges, access and the route taken by rainwater are considered as part of the work.

Landscaping, patios and paths

Groundworks and external drainage

Investigation and repair of local external drainage problems, channel drains, gullies and damaged accessible drainage runs. Complex design, public sewers and specialist surveys may require other expertise.

Groundworks and external drainage

Refurbishments and property improvement

Joined-up improvement work where several stages need to happen in the right order. A clear scope, preparation, access and final handover are especially important when the property is occupied.

Property support beyond a single service

Landlords, letting agents and commercial contacts can use the same service routes, but the way the work is authorised and organised may be different. We can discuss tenant access, work between tenancies, occupied premises, grouped maintenance and planned programmes.

Questions about choosing a service

What if two services appear relevant?

Choose either and describe the full problem. The enquiry can be redirected internally if a different starting point makes more sense.

Can I send a list rather than one job?

Yes. Group the items by room or outside area, mark anything active or urgent and include photographs. This helps us understand whether the work can be combined.

Why are electrical services not listed?

Electrical work is excluded from the approved G&M service scope for this website. Use a suitably qualified electrical contractor for electrical installation, repair, inspection or certification.

Are every service and material suitable for every property?

No. Existing construction, exposure, access, age, substrate and local controls can all affect the right method. The service page gives useful guidance, but the property still has to be considered on its own facts.

Still unsure where to begin?

Tell us what you can see, where it is and when it started. We will help identify the sensible first conversation.
