A clearer brief leads to a clearer quotation

Send G&M Property Maintenance a clear repair or project brief, including property details, access, priorities and safe photographs.

A useful quotation is more than a number beside a vague job name. It should reflect the affected area, preparation, access, materials or finish, and any uncertainty that cannot be resolved without inspection.

You do not need to write a technical specification. Answer the practical questions below and include photographs where safe.

Before you begin

For several jobs, make one list organised by room or outside area. Mark:

  • anything active, leaking or unsafe;
  • work needed before a tenancy or handover date;
  • items that can be planned;
  • the result you want, where there is a choice between repair and improvement.

What happens next

We will review the request and decide whether:

  1. the information is enough to discuss a quotation;
  2. a property inspection is needed;
  3. more photographs or measurements would help;
  4. the enquiry needs a different regulated or specialist contractor;
  5. the location or scope is not practical for G&M.

A quotation is not an accepted booking until the scope, price and programme are agreed.

Comparing quotations

Compare what is included, not only the bottom line. Check preparation, access, materials, waste arrangements, finish, exclusions and what happens if concealed damage is found. A shorter quotation may be perfectly adequate for a simple repair; a complex project needs more detail.

Questions about quotations

Can every job be priced from photographs?

No. Hidden conditions, access, quantities and several possible causes can make an inspection necessary.

Do you advertise free quotes?

No unverified free-quote promise is made. We will explain the next step after reviewing the enquiry.

Can I ask for options?

Yes. Where both a local repair and wider renewal are realistic, say that you would like the options explained.

What if the scope changes after opening up?

The finding and proposed change should be explained and agreed before additional work proceeds.

Photographs can be arranged safely after the initial enquiry. Do not climb or enter an unsafe area to take them.
