G&M Property Maintenance supports practical maintenance in offices, retail units, communal areas, small industrial premises and other commercial properties where the work matches our service scope.

This is not presented as a national facilities-management contract. It is hands-on property maintenance for customers who need repairs, grouped work, exterior upkeep or a planned programme agreed around a real building.

One authorised route for the work

Commercial jobs move more smoothly when one person can confirm:

  • the affected area and business impact;
  • who controls access;
  • whether customers, staff or residents use the area;
  • any restrictions on noisy or dusty work;
  • the person authorised to approve cost or a change of scope;
  • delivery, parking and waste arrangements;
  • whether work must be staged.

If a managing agent, tenant and landlord are all involved, the instruction should make clear who is commissioning the work.

Reactive maintenance

An active leak, damaged roofline, failed plumbing fitting, unsafe path or broken boundary may need prompt review. Photographs and a short description help us decide whether the first attendance is likely to be investigation, temporary control or repair.

Planned maintenance can combine small defects, reduce repeated disturbance and place water-management work before internal finishes. It can also help programme exterior painting, masonry, fencing or paving around quieter periods.

Working around occupied areas

The method depends on the premises. An office may need a meeting room kept available. A shop may need clear customer routes. A communal building may require safe separation of residents from tools and materials. A small warehouse unit may need delivery access protected.

We discuss the area that needs to be isolated, what can remain in use and whether work is better completed in stages. Any out-of-hours arrangement must be agreed for the particular job; no fixed operating hours are advertised.

Electrical installation, repair, inspection and certification are not offered through this website. Gas work must be handled by an appropriately qualified Gas Safe registered engineer. Fire-safety systems, asbestos, structural matters and specialist plant require the appropriate competent contractor.

Clear stages and handover

A useful scope sets out preparation, access, materials, protection and the finish expected. Where work is opened up and concealed damage is found, the next decision should be agreed before additional work proceeds.

At completion, the handover should identify what was done, any areas left for drying or later finishing and any separate specialist work still required.

Questions from commercial customers

Can you work while the premises remain open?

Sometimes. It depends on the area, risk, dust, noise and customer or staff routes. We will discuss whether isolation, staging or a quieter period is needed.

Do you provide nationwide maintenance contracts?

No such claim is made. G&M is based in Burntwood and considers work according to location, scale, access and programme.

Can several sites be discussed?

Yes, but each site and scope must be clear. Coverage and timing are considered case by case; multi-site support should not be assumed until agreed.

Can you quote from a schedule of works?

A clear schedule is a useful starting point. We may still need to inspect access, condition and quantities before providing a reliable quotation.
