Getting started

What information should I send?

Send the postcode, property type, affected area, what you can see, when it began and whether water or another concern is active. Include safe photographs showing both the wider area and close detail.

Do I need to know which trade is required?

No. Describe the symptom. We can help identify whether the sensible starting point is roofing, plumbing, roofline, masonry, drainage, decorating or another service.

Can I telephone?

Yes. Call 07891 904226. For a detailed list or several photographs, the contact or quotation form may be easier because the information remains together.

Quotations and inspections

Do you provide free quotes?

No unverified “free quote” promise is advertised. Send the details first and we will explain whether we can discuss a quotation from the information supplied or whether an inspection is required.

Can you quote from photographs?

Sometimes. Straightforward visible work may be clear enough, but access, quantities, hidden damage and faults with several possible causes often need inspection.

What makes a useful quotation request?

A clear location, scope, photographs, access information and the result you want. If several jobs are involved, group them by room or outside area and mark active or priority items.

Work and service boundaries

Do you carry out electrical work?

No. Electrical installation, repair, inspection and certification are excluded from the approved service scope on this website.

Do you carry out gas work?

No gas-service claim is made. Work on gas appliances, gas fittings or gas pipework must be completed by an appropriately qualified Gas Safe registered engineer.

What if structural movement or asbestos is suspected?

Work may need to pause until a suitably qualified specialist has assessed the issue. General maintenance should not be used to disguise a structural or hazardous-material problem.

Will you repair rather than replace?

Where a local repair is technically sensible and likely to offer value, it should be considered. If the surrounding material or substrate has failed more widely, we will explain why replacement may be more realistic.

Urgent and reactive repairs

Do you provide guaranteed same-day or 24-hour attendance?

No. Urgent enquiries are prioritised subject to availability, safe access, weather, daylight and the nature of the defect. No fixed emergency response time is promised.

What should I do about an active leak?

Keep away from unsafe ceilings, wet electrical equipment and unstable areas. If it is safe and obvious, isolate an accessible water supply. Do not interfere with gas or electrical systems. Send details and photographs from a safe position.

Can a tenant arrange the visit?

A tenant can provide information and access, but the person authorised to instruct and approve the work should be identified.

Can you group several repairs?

Yes, where practical. A grouped list can reduce repeat access and help sequence water, repair, making-good and decorating work correctly.

Can work be arranged around a business?

Often, subject to the job. We discuss occupied areas, noise, dust, access and whether isolation or staging is needed. Out-of-hours work is only available if agreed for that particular scope.

G&M Property Maintenance is based in Burntwood. Smaller work is normally most practical locally, while larger or grouped work may be considered further afield according to scope and programme.
