Plumbing repairs and maintenance
A small leak can damage units, floors and decoration. The first job is to understand what is leaking, when it happens and whether the water can be isolated safely.

G&M Property Maintenance undertakes selected water and sanitary plumbing repairs within the approved service scope. Typical enquiries include dripping taps, running or leaking toilets and damaged accessible pipework.
Work on boilers, gas appliances, gas fittings or gas pipework is not included and must be completed by an appropriately qualified Gas Safe registered engineer.
Start by identifying when the water appears
The timing can narrow the possibilities:
- continuous dripping may point to a supply-side fitting or valve;
- water appearing only when a sink empties may involve waste pipework;
- a toilet that refills repeatedly may have an internal cistern fault;
- staining after a bath or shower may involve a fitting, seal, waste or surrounding finish;
- a mark that worsens only after rain may not be plumbing at all.
Do not remove panels or fittings if doing so could worsen the leak or expose electrical or gas equipment.
Leaking taps and toilets
Worn tap components, failed seals, loose fittings and cistern parts can waste water and damage surrounding finishes. The condition and availability of suitable parts affect whether repair or replacement is the better route.
Damaged and leaking pipework
Accessible water or waste pipework may be repaired or replaced where the run and connections can be assessed safely. Support, alignment and the condition of adjoining fittings matter. A patch on corroded or repeatedly failing pipework may not be good value.
Protect the property while the cause is dealt with
If an accessible stop tap can be operated safely and you are certain it controls the affected supply, isolation may reduce damage. Do not force a seized valve. Keep away from wet electrical fittings and arrange the appropriate electrical emergency help where needed.
Catching water can be a temporary measure, but do not leave containers beneath a leak where they create a trip, overflow or ceiling risk.
Repair, replacement and making good
A component repair may be proportionate when the fitting and surrounding connections are sound. Replacement may be more sensible when parts are unavailable, threads or bodies are damaged, or repeated repairs have already failed.
Water damage to units, plaster, flooring or decoration is a separate part of the scope. The area may need to dry before making good.
Landlord and commercial plumbing repairs
Identify the occupier, access contact and person authorised to approve work. For an active leak, say whether water has been isolated and whether the affected room remains usable.
G&M does not provide gas-safety checks, boiler servicing or electrical certification. Those must be arranged with the appropriate registered specialists.
Questions about plumbing repairs
Can you repair a boiler or heating control?
No gas-service claim is made. Work on gas appliances and associated gas fittings or pipework must be handled by a suitably qualified Gas Safe registered engineer.
Can a leak be diagnosed from a photograph?
Sometimes the component is obvious, but water can travel and hidden connections may need inspection. A short video showing when the leak occurs can help if it is safe to record.
Should I use a chemical drain cleaner?
Avoid mixing chemicals or using aggressive products where the pipework, blockage or previous treatment is unknown. Tell us what has already been used before anyone opens the system.
Can you make good the damage afterwards?
Related making good can be discussed once the leak is repaired and the material is sufficiently dry.
