General property repairs cover the practical defects that keep a home, rental property or commercial premises working properly but do not always justify a full specialist project on their own.
The service is particularly useful for making good, minor fabric repairs and several small jobs that can be inspected and planned together.
What can be included
The exact list depends on condition and competence, but suitable enquiries may include:
- minor internal making good and patch repairs;
- sticking or damaged doors, skirtings and trims;
- damaged sealant and local finishing defects;

Describe the symptom, not the solution
You may think a ceiling needs repainting, but the stain could still be active. A door may need adjustment, or movement in the frame may point to a wider issue. A patch of damaged skirting may be cosmetic, or it may sit beside a leak.

Grouping jobs without losing clarity
A useful list is organised by location:
Hallway: sticking door, damaged architrave, loose threshold. Bathroom: failed sealant, running toilet, local ceiling mark. Outside: loose fence panel, cracked step, overflowing gutter joint.
Mark anything active or safety related. Photographs should show the item and the area around it. This helps decide whether one visit is realistic or whether a dedicated trade stage is needed.
Preparation and protection
General repairs still need preparation. Floors and furniture may need covering; loose materials need removing; surfaces must be dry enough for finishing; and compatible fixings or materials should be chosen.
If opening up a small repair reveals a larger defect, the new condition should be explained before the scope expands.
Work that is outside general maintenance
Electrical installation, repair, inspection and certification are excluded. Gas appliances, fittings and pipework require an appropriately qualified Gas Safe registered engineer. Suspected asbestos, significant structural movement, specialist fire-safety work and complex drainage design need the appropriate competent person.
A mixed-job visit should never become an excuse to undertake regulated work casually.
