G&M Property Maintenance undertakes selected refurbishment and improvement work where the required stages fit the approved service scope. This may involve repairs, internal making good, decorating, joinery, bathroom or kitchen maintenance, external work and practical improvements.

Electrical and gas work are not treated as general refurbishment tasks. They must be designed, carried out and certified by the appropriate competent specialists where required.

Define the outcome before choosing the finish

Begin with how the property will be used, what is failing and what must remain. A landlord refresh, an occupied-home improvement and work in commercial premises have different access and durability needs.

A useful brief separates:

  • essential repairs;
  • work needed to prevent further damage;
  • functional improvement;
  • making good;
  • decorative choices;
  • specialist or regulated work by others.

Inspect before covering

Refurbishment can expose moisture, weak plaster, damaged timber, poor previous repairs or unsuitable pipe routes. Visible staining should be investigated before new finishes are applied. Old materials that may contain asbestos must not be disturbed without proper checks.

A typical order may include:

  1. surveys, specialist checks and scope confirmation;
  2. water-entry, roof, drainage or structural concerns;
  3. agreed plumbing work and other first-stage services;
  4. repairs to walls, ceilings, joinery and surfaces;
  5. fitting and final adjustments;
  6. decorating, finishing and handover.

The actual sequence depends on the property. Drying and curing periods should not be squeezed out simply to meet an unrealistic finish date.

Occupied-property planning

Work may need to be phased so that a bathroom, kitchen, entrance or business area remains usable. Dust, noise, storage, deliveries and daily cleaning should be discussed. Valuable and personal items should be removed from the work area by the customer unless another arrangement is agreed.

Clear allowances and changes

The quotation should identify what is included and what depends on inspection or opening up. If concealed conditions change the work, the finding and options should be explained before additional cost is committed.

Can you manage every trade?

The work is limited to verified G&M services. Electrical, gas, structural, asbestos and other specialist stages must be handled by the appropriate competent people.

Can I remain in the property?

Sometimes, but it depends on the rooms affected, dust, noise, water isolation and safe access. Phasing and welfare arrangements should be discussed before work begins.

Can the quotation include options?

Yes. Where repair, partial renewal and wider improvement are all realistic, options can be discussed with their practical differences.

What if the project changes after work starts?

A genuine change should be described, priced and agreed. Concealed damage does not justify an unexplained blank cheque.
