G&M Property Maintenance undertakes selected decking installation and repair, garden gates, shed repairs and other practical external timberwork. The timber, treatment, fixings and construction must suit the exposure and whether components touch the ground.
Decking construction
A deck depends on stable support, a correctly arranged subframe, adequate ventilation and boards fixed with consistent gaps. The layout should consider:
- finished height at doors and air bricks;
- steps and safe edges;
- access beneath or around the deck;
- water flow and debris;
- board direction and joints;
- handrails or guarding where needed;
- maintenance access to drains and services.
Repairing an existing deck
Springy boards, movement, rot, loose fixings and slippery growth can indicate different problems. Replacing only the top boards is not sensible if joists or support posts are decayed.
A local board repair may work where the frame and surrounding boards are sound and matching material is available.
Timber gates and small structures
Gates need square support and suitable hardware. Shed and outbuilding repairs should check roof coverings, lower edges, doors and water around the base. A new coating cannot strengthen rotten framing.
Treatment and finishes
Preservative treatment should suit the use class. Cut ends and drilled areas may need treatment according to the product guidance. Decorative oils, stains and paints have different maintenance and moisture requirements.
Wet or newly treated timber may not be ready for every coating.
Slips, steps and access
Algae, standing water and worn surfaces can become slippery. Cleaning must suit the timber and construction; aggressive pressure washing can damage fibres. Changes in level and steps should remain visible and stable.
Questions about decking and timber
Can new boards go over the existing ones?
Usually the existing boards and frame need exposing and assessing. Adding another layer can trap moisture, raise levels and hide decay.
Why do deck boards need gaps?
Gaps allow movement and drainage. The correct spacing depends on board material and moisture condition.
Can rotten timber be filled?
Cosmetic fillers do not restore structural strength. Local splicing or replacement may be needed where a sound joint can be made.
Is composite decking included?
Product systems vary. If requested, the specific manufacturer's support, spacing, fixings and ventilation guidance must be followed.
