Drainage guidance
Slow water, repeated ponding and unpleasant smells are clues. The pattern, location and weather help distinguish a one-off blockage from a wider problem.

External drainage carries foul water, rainwater or both, depending on the system. Repairs and new connections must respect the existing arrangement. A visible gully or inspection chamber does not tell you the full route by itself.
Water drains slowly or backs up
One slow sink may be a local waste-pipe problem. Several affected fittings, water rising in a gully or discharge at an inspection chamber can indicate a restriction farther along the system.
Stop repeatedly discharging water if it is causing overflow. Avoid mixing proprietary drain chemicals, and tell the contractor what has already been used.
A problem keeps returning
A blockage that clears and quickly returns may involve:
- a remaining restriction;
- root entry;
- a displaced or damaged pipe;
- inadequate fall;
- a poorly formed connection;
- recurring unsuitable material entering the drain.
Repeated rodding without understanding the cause can delay the right repair.
There is an unpleasant smell outside
Odours near a gully, chamber or pipe may result from:
- trapped waste or debris;
- a dry or defective trap;
- a damaged seal or connection;
- sewage backing up;
- an open or poorly seated cover.
The source should be investigated rather than hidden with chemicals or fragrance.
Water ponds beside the building
Standing water near walls can result from blocked gullies, poor paving falls, a disconnected downpipe, compacted ground or drainage that cannot manage the flow.
Note whether it happens during ordinary rainfall or only exceptional storms. Photograph the route from the downpipe, across the surface and towards the outlet.
The ground is unusually wet or has sunk
A local soft patch, depression or washout can point to leaking drainage, a failed joint or loss of material around a pipe. Keep people and vehicles away if the surface is unstable.
Inspection chambers are high or overflowing
Wastewater visible at a high level, material escaping around a cover or multiple chambers holding water can indicate a downstream restriction.
Do not enter a chamber. Confined spaces present serious hazards, and drainage contamination requires appropriate precautions.
Cracks or roots appear around a drain route
Cracked paving and vegetation are common, so they do not prove pipe damage. They become more relevant when combined with recurring blockage, settlement, water loss or a known drain route.
Useful observations before contacting a contractor
Record:
- which fittings or external points are affected;
- when the problem started;
- whether it changes with rainfall;
- whether neighbouring or shared systems may be involved;
- which chambers can be seen safely;
- previous blockages or repairs;
- any chemicals or tools already used;
- photographs taken without opening or entering unsafe areas.
What an initial visit may involve
Depending on access and the symptoms, an initial visit may include:
- reviewing the reported pattern;
- inspecting accessible gullies, covers and visible routes;
- checking whether a local blockage can be cleared;
- identifying evidence of damage or poor surface-water direction;
- recommending further specialist investigation where the cause cannot be confirmed.
A camera survey or excavation is not automatically required for every blockage. It should follow the evidence and the contractor's verified scope.
Shared and public drainage
Responsibility can depend on the route, connection and ownership. If a shared sewer or public network may be affected, the relevant water company or authority may need to become involved.
